About

Kanmalai began in 1990 with one builder, a set of tools and a reputation to earn. Thirty-six years on we still self-perform our own concrete and carpentry, and the people who priced your project are the ones you find on site.

Engineering discipline, applied on site

Kanmalai was established in 1990 as a civil engineering practice that also builds. The order matters. Every project is set out, detailed and checked by engineers before plant arrives on site, and the same people stay with it through to handover.

Design, estimating and delivery sit under one roof. The engineer who prices your project is the one who answers for it on site, so the assumptions behind the number are never lost in a handover between departments — and neither is the reasoning when a condition on site turns out differently to the drawing.

Where a programme or a budget is not achievable, we say so at tender rather than discover it together in month eight. Our advice is based on what the site, the documentation and the current market will actually allow, and we put it in writing.

Over those decades he has built extensive experience across residential, commercial and industrial buildings, overseeing projects from planning and execution through to completion.

His work is grounded in quality workmanship, structural integrity and hands-on knowledge of how a building actually goes together — which is why clients who built with him twenty years ago still call him first.
